Arrival traffic peaks in July every year. July 2018: 151,986. July 2019: 167,401. April 2020 (Pandemic): Only 380 entries. July 2020: 53,687. Recovery: July 2023: 235,068. July 2024: 246,732. July 2025: 275,603 (historic record). January 2026: 156,945 entries even in winter, surpassing July 2018.
For international hotel chains and tourism complex developers, projects may take 5 to 10 years to become operational and amortize. The long-term growth trend from 2018 to 2025 is therefore an extremely strong macro indicator confirming that Kosovo's future accommodation demand is structurally expanding. However, this massive increase in incoming passengers does not mean your hotel will definitely operate at full capacity, earn guaranteed profit, or that your investment is risk-free.
According to ASK data, the number of incoming passengers (inbound) reaches its annual peak without exception in July every year. August is the peak of departure (outbound) traffic. What kind of change has occurred in the incoming passenger market from 2018 to 2025?
Very strong growth has occurred. The incoming passenger count of 151,986 in July 2018 rose to 275,603 in July 2025, showing over 80% growth over a 7-year period (despite the pandemic). Did the pandemic permanently affect Kosovo's aviation market?
No. Although a historic low was experienced with only 380 people entering the country in April 2020, the market quickly recovered and from 2021 onward carried its previous figures much further, proving its resilience and robustness. Is this data sufficient reason to invest in a hotel?
Macro data confirms market potential but is not sufficient alone for investment decisions. Hotel construction costs, zoning status, foreign property rights, taxes and regional competition are micro factors that must be examined with experts. Passenger growth does not guarantee profit. Does the market completely stop in winter?
